Deskin never met Nichols but his popular song could have been spun in this Northern Michigan paradise. When Deskin thought about the high, tree-green hills and curving valleys surrounding Bellaire in Michigan’s Antrim County, he envisioned a challenging ski and golf resort, satisfying for everyone. He labored toward that dream, overcoming a typical run of obstacles, from the early 1960’s until his death in 1969. His estate then ran the resort until 1977 and in 1978 the Hilton Chain bought Shanty, consisting of the main lodge, golf pro shop, four chalets, and more than 480 acres comprising the Shanty Creek golf course and ski area.

One Mountain Over

Already dreaming about his mountain, Chicago stockbroker Daniel Iannotti’s envisioned a ski and golf resort patterned after those in Coloradoone that closely resembled a friendly European hamlet. In December 1968, his village, “Schuss Mountain, became a reality. Golf was added in 1972 with a nine hole followed by nine more holes in 1977. An eatery, Ivanhoff Restaurant (now called Ivans) was added and in 1982 the famed SchussyCats began their annual summer run, staging song and dance shows.

Club Resorts Inc. purchased Shanty Creek in 1984 and Schuss Mountain in 1985. In 1986, they merged the two resorts, in essence doubling the recreational opportunities and amenities of both beautiful destination resorts. Two-thirds of the four season paradise was now complete.

Add Another MountainCedar River Village

In 1997, Shanty Creek broke its ties with Club Resorts Inc. and became a privately owned property with individual investors at the helm.

The ownership change allowed Shanty Creek to embark on the multi-million dollar Cedar River Village expansion project with more skiing, a fourth golf course and an 85-unit upscale suite hotel with surrounding condominiums. Even Golfing legend Tom Weiskopf designed an 18-hole golf course (opened in 1999), the Cedar River Golf Club.

But the cornerstone property, Shanty Creek, even with an infusion of building in the surrounding area had become a forgotten wonderland that many owners had tried to breathe new life into but didnt have the cash flow to fulfill the project. Then this past spring, Trinidad Resort & Club bought the resort and has started restoring it. Trinidad has a
wealth of experience in ski and golf resorts as well as real estate development. Their marketing and operational expertise developed the popular Copper Mountain Ski Resort in Colorado. Their desire is to bring Northern Michigan new ideas and programs and quality opportunities.

The restoration process and new ideas are a welcome relief to many long-time Shanty Creek employees. Southern Utah Real Estate Market Conditions

With just 60 days to go before the 2014 Real Estate market hits -Reset- and dives into 2015, the October St. George Utah real estate market conditions and statistics continue to look positive.

In drilling down on the current inventory, it’s hard not to notice the the greater St. George Utah area – primarily in the cities of Ivins, Santa Clara, Hurricane, Washington, St. George, Brookdale, and Pine Valley – currently has an inventory of 3,978 active real estate listings. Of those listing, only 196 are listed as condo/townhomes for sale; with 275 townhomes sold thus far this year on the Washington County Board of realtors MLS.

Active Vs. Sold Listings

The Southern Utah real estate market has no doubt survived some rather dramatic vacillation over the past 48 months. During the ordinarily quiet month of September, Realtors in St. George Utah sold 280 real estate listings via the MLS, representative of significant deterioration over 2013s 301 sold properties for the same month. Exploding onto the MLS during September 2014, a total of 2005 Active Listings were listed for sale in the hopes of finding a new owner, representing a significant jump from last year’s Active Listings of 1691 during the month September.

Cumulative Days On Market (CDOM)

With the 2015 holiday rapidly approaching, it’s beneficial for southern Utah’s would-be home sellers to understand that traditionally, while the holiday season is fun for the family- It ultimately means increased -Cumulative Days on Market.- Example: when comparing the average CDOM for a listing in September, a properly listed property lasted on the southern Utah MLS for roughly 78 days. Conversely, that same listing, with the same Realtor – and at the same list price could expect to spend an additional 20 days on the WCBR MLS if listed in during December – a not so welcome Christmas gift.

Southern Utah’s Popular Price Range

The bread-and-butter of the “Palm Springs” of Utah’s (i.e. St. George) real estate inventory, homes under $300,000 remains popular. As the remnants of St. George’s housing inventory gets picked over by the newest -snowbirds- in town, those with access to the WCBR MLS can easily tell that one of the more desirable list price ranges remains those properties under $300,000. When examining some of the available data sets for the past 30 days of MLS activity, we see those properties listed under $200,000 enjoyed a greater proportion of buyers competing for their property – perpetuating a long and healthy trend in southern Utah.

Generally speaking, St. George’s homebuyers feel most comfortable in this price range. For their $200K, today’s buyers are looking for that perfect home; comprising approximately 1800 sq. ft., with a flexible floor plan. Additionally, today’s buyers want a home that backs up to green space – think an open park-like space in many of the newer communities. Upon close review of the single-family residential sales for southern Utah, we see the housing sector standing firm and holding its own.

Currently, the southern Utah MLS absorption rate is increasing incrementally; the cumulative days on market for a properly priced single-family residential list have declined dramatically. Representing a 2.91% increase in the median priced home sold in greater St. George area, our median price sales jumped from $232,000 in 2013 to $249,000 in 2014 – not a bad increase. How long have you been agent and how did you get your start Eddie?

I am a literary manager/producer. I will have been at my current company for 5 years in June 2009. I first worked for Nickelodeon Home Video as the Executive Assistant and then became a Legal Assistant for Viacom Litigation back in the mid-90s while I was getting my MA in Cinema Studies from NYUs Tisch School for the Arts. I left the Biz and went to Emory and did a PhD in psychoanalysis and film from the Graduate Institute of Liberal Arts. I stayed on as a Visiting Assistant Professor but then missed the Biz so much I headed west with no job in 2003. I landed an assistant gig at Alloy (Gossip Girl, Sisterhood of the Traveling Pants) but moved to The Gotham Group in 2004.

What makes your agency different than any others?

The company was founded over 15 years ago and specialized in repping folks who worked in TV animation. Nowadays we cover writers, directors, authors, artists, publishers and animation studio who in all genres, all demographics and all media. Our company is known for repping an enormous library of underlying material. We also produce films, TV series, DVDs and online content.

What are you looking for specifically that you wish you would see more of?

Laugh out loud comedy scripts. They are the hardest thing to find.

Eddie what are you tired of receiving?
Books about girls and their first kiss.

How can a new writer get your attention in a good way?
Their writing should pop. It should be well-written and clean. I was a professor so it always kills me when I read poorly written and sloppy work. It should be commercial but fresh.

How can a signed writer stay in your radar without driving you insane?
Not sure what you mean by a signed writer.

What do you wish more writers understood about you as an agent Eddie that they don’t seem to?
As a manager, I wish more writers understood the fiscal and legal machinations of the industry. I wish they understood that we read tens of thousands of pages a year and that current clients/deals always have to take priority, so the review & response process can be terribly slow. Writers should also research thoroughly the nature of the company to which they are reaching out. Dont pitch a horror to a company that does comedy.

What’s the best way for a writer to reach you?
By referral. Cold calls and submissions get dumped immediately. There are valid legal reasons for this. We work in the field of intellectual property and writers should never just send out their ideas willy nilly. We need an exec, an agent, a lawyer or a current client to refer folks to us.

The Sime Darby Strategy

The year 2011 will be a big year for Sime Darby as they announced their intention to launch at least 15 properties for the first half of the year alone, right up to June when the group’s financial year ends. This announcement was made at the launch of the Certificate of Real Estate Investment Finance programme in Malaysia, revealed to reporters by the head of Sime Darby Property Bhd marketing development, Henri Young. Young cited that the property market had been very buoyant in the year 2010 and buyers grabbed properties within the first two months after launch.

He sees a very strong demand for landed units, while suburban areas are seeking out for more service apartments and condominiums. A property bubble burst is perhaps the last thing in his mind as he declares that buyers see room for capital appreciation in future years. For the next two months, the company will be busy with the launch of The Glades in Putra Heights, Subang Jaya. The Glades consists of bungalows, semi-detached, linked and condominium units within a 53-acre development area.

For a long time now, Sime Darby Property has been one of Malaysia’s strongest property developer with townships and creating lovely homes especially in the capital city of Kuala Lumpur and its surrounding areas. Their townships sell really well too, and the organization announced that it achieved highly impressive take-up rates for three of its townships as recent as end of November 2010, for the Denai Alam in Shah Alam with an average take-up rate of 85.6%, Bandar Bukit Raja in Klang at an average of 93% take-up rate and USJ Heights in Subang Jaya with an average of 90% take-up with one phase sold out within three months from its launch.

The astounding success of these projects are encouraging the developer to move forward with more well-planned communities in the Klang Valley. It also revealed that the market demands for conceptual quality homes and is able to afford it, sometimes as part of an investment portfolio.

Future launches in the company’s line-up besides The Glades at Putra Heights are Oasis Corporate Park at Ara Damansara and Isola at Subang Jaya. Isola is a luxury condominium project which includes among others, swimming pool facilities within two towers set within the prime location along Jalan SS16/1. Meanwhile, the Oasis Corporate Park features two connected office towers of 11 storeys, called the Meritus Towers at its center.

The 6 Worst Sales Jobs (and why you need to avoid them — at all costs)

In this entry I’m going to run through what I think are the 6 Worst Sales Jobs you could be in. I’m going to encourage you to avoid them, or, if you’re already in one, encourage you to get the hell out as quickly as possible.

Because here’s the thing …
* The economy is suckin’ it right now …
* and it’s probably not getting better anytime soon.
A lot of companies (even big ones) are downsizing, or they’re flat out going under.
* A lot of folks in sales are looking mighty hungry, and more than a little desperate and panicky anymore.
I personally know guys who were pulling down $25K a month in sales commissions a few years back … who are now having a hard time making their car payments and are starting to worry about losing their homes.
And here’s why:
* They’re in the wrong market.
* And they’re operating from the wrong model.
And even if they were in the right market, even if things were going “good,” they’re miserable, overworked, overstressed, trapped in sales careers they should have been rethinking long ago.
They’ve been chasing the buck.
And for this, they have been sacrificing what is far more important:
* Lifestyle.

* The six worst sales jobs …
So let’s run through what I consider the six worst sales jobs out there.
You might be looking at one of these as an option …
Or you might already be in one of them.
(I was at one time or another in all of them. With varying degrees of success and failure. And damn miserable most of the time. It wasn’t until a few years ago that I finally figured out the right way to build a sales career. And I’ll come to that. But first let’s look at the wrong sales jobs, the ones you should avoid like the plague.)
If you are one of these kinds of sales jobs, I’m going to encourage you to start re-thinking your life.

* #1 Worst Sales Job: Loan Officer (i.e., Selling Home Loans, Selling Mortgages)
Let me start with a confession.
I gave the mortgage business a shot some years ago — and I sucked at it.
I got caught up in the whole “mortgage consulting” approach, buried myself in learning everything imaginable, studied all of the “gurus,” bought into all of the “systems” and “services,” stayed up late and got up early studying an endless arsenal of “materials” and attended “seminars” constantly … and I still sucked at it.
And a good thing I did.
Not only did the market fall out from under the entire profession in the past few years, wiping out thousands upon thousands of jobs in the industry (and leaving everyone left standing shell-shocked and desperate), but more importantly …
* It was a good thing I got out when I did, because even if I had succeeded there, even if the economy hadn’t tanked, I would have been miserable in the mortgage business. WHY?
Going into an office every day.
Wearing a suit every day.
Dealing face to face with clients every day.
Dealing with appraisers and underwriters and processors and insurance companies and accountants and real estate agents … wrestling with rate sheets and program requirements, locks and deadlines, market fluctuations and government regulations … and the endless sprawl of documentation …
That was the worst part of it. Dealing with all that goddamn PAPERWORK.
Oy!
The amount of paperwork and the sheer, unadulterated grief, you have to go through to close a home loan — and all of the endless crap that can trip up the process and turn what looked like a slam-dunk closing into a whirling nightmare of missing documents and pissed-off clients and hair-trigger land mines that can blow up at any second …
All to close one deal.
(Maybe.)
Sigh … No — that’s just not for me.
That’s not the world I want to be living in every day.

* #2 Worst Sales Job: Pharmaceutical Rep or Medical Supply Sales
Here’s another one I looked at once, and another I’m damn glad I avoided.
Last I checked, you have to sell about $1M annually to pull down a $70K salary as a medical supply rep.
Sell a million bucks a year. To make seventy grand.
Now, what they try to sell you on is the idea of “residual” income — build up accounts, they keep buying enough Band-Aids and tongue-depressors from you every month, and after a while you have it made.
What they don’t tell you is how goddamn hard it is learning about the 10,000 different kinds of drugs (or worse, gauze and rubber gloves, chemistry panels and reagents, scalpels and test tubes) … going out there every day, dropping in on an endless string of offices, trying to set up appointments with doctors and practice managers who have been conditioned and trained to treat you like dirt and make your life as unhappy and frustrated as humanly possible … All for the privilege of selling them soap for their bathroom dispensers …
The sheer hours you have to put in, and the grief and rejection you have to fight your way through to actually succeed in this kind of sales job …
Forget it.
Again — I’ll pass.

* #3 Worst Sales Job: Anything Corporate
If it involves an office (or worse, a cubicle) …
If it involves a time clock (or someone questioning why you’re a half hour late, or leaving a half hour early) …
If it involves putting on a monkey suit every day …
If it involves having to spend your time flying (or driving) around the country, meeting with people you don’t like …
If it involves tip-toeing around a boss or an office manager, or any form of kissing someone’s ass while hoping for a “promotion” …
Man, if that’s the kind of “sales” job you’re in, I’ve got news for you.
You are in the rat race.
And here’s the news flash: Your job is NOT secure.
And if you are not already a chronically-overworked, alcoholic, multiple-divorcee, borderline-suicide … you’re probably headed in that direction.
You might want to get off that merry-go-round while you still can.

* #4 Worst Sales Job: Anything Involving Sticking Signs On Your Car (or hanging signs on a Street Corner)
Now we jump to the other end of the spectrum.
I’m going to lump a few things into this one.
If you have magnetic signs on your car or your phone number printed on your back window …
… if you are hanging up your business cards on bulletin boards hoping a prospect might see them …
… if you are trying to pressure friends and family to set up “meetings” for you to share some “opportunity” …
You are in the wrong sales profession.
What falls into this category?
* Trying to run your own small, locally-based business. (Too much grief, too many hours, too little profit.)
* Trying to convince people to join the latest Multi-Level-Marketing scheme. (Oh, man. Don’t get me started.)
* Trying to sell real estate, or dealing in whatever it is the guys selling seminar tickets call “real estate investing”…. (Um … have you seen what’s going on out there?)
In any sales career like this, where you are reduced to employing these kinds of tactics to try to scrounge up prospects — and where everyone else involved seems to be smiling too damn much, and not very convincingly — I hate to say it, but you are likely operating from a position of desperation.
You are operating on hope.
And last I checked, hope is not a negotiable currency the bank recognizes.

* #5 Worst Sales Job: Anything Involving Standing Around Somewhere Waiting For Business.
My first sales job was selling carpet. I was probably worse at that than at trying to sell mortgages.
Here are the hard facts. Standing around waiting for customers to drop in is not a reasonable approach to trying to provide for yourself and your family.
Again, with the economy the way it is, and with more and more people shopping and researching their buying decisions online … The world of retail sales has become a world of Barely Getting By — If You’re Lucky.
And even the guys who are lucky and are getting by … they’re working 60 hours a week, living paycheck to paycheck.
Nope.
Again — not for me.

* #6 Worst Sales Job: Anything Involving Bugging People When They’re At Home
Tele-marketing and door-to-door sales have to be the worst. They’re only at the bottom of my list here because I have the least experience with these. Never done either, thankfully.
If you’re calling on people at home when they don’t know you (and don’t want to know you), whether you are ringing them on their phones or knocking on their doors — you are in the wrong career, pal.
You’re not in the sales business. a[euro] You’re a public menace.a[euro] So just stop. a[euro] There’s a better way.

* What WOULD Make For a Great Sales Career?
I’ll be going into this in detail in another video, but in short …
1.) A great sales career would NOT involve anything like the crap jobs I’ve been talking about so far.
2.) Instead, a great sales career would allow you to get up when you want, work when you want and however much you want (and certainly no more than 10 or 20 hours a week if you didn’t want to), and without question work from home or really from wherever you want — in fact, work from anywhere in the world you want.
3.) And more important than anything, a great sales career would not only bring in a substantial six-figure income, it would also allow you the luxury of enjoying an extraordinary lifestyle at the same time.

How to make the best of your Tuscany visit – holiday homes!

Tuscany is one of the most beautiful places on Earth. A trip to this land is like spiritual healing. The region has hills, mountains and a snow collar on the high peaks, spectacular cypresses and rib pads on the Tyrrhenian Sea. The people are beautifies and never look worried, as the landscape is a perfect setting for a relaxing and calming trip. To continue your trip in style, traditional Tuscan vineyards make a great place to search for wine tasting. Excellent cuisine and impressive restaurants are of abundance here.

Dedicate the next day to Florence. After going back to your gorgeous vakantiewoning Toscane has provided, you can start the city visit. Start in P-za Santa Maria Novella, across the street from the train station. The market takes its name from the imposing Basilica, whose construction began in 1246, ending in 1360. Santa Maria Novella, the main church of the Dominican da Firenze name, is also the name of the city’s largest railway station. In Italian Firenze SMN, it is not to be confused with the next station Firenze Rifredi, a noteworthy detail for those using their train trips through Tuscany. After a short orientation, continue the journey to the main attraction of the city, passing through Piazza San Giovanni to P-za dell Domo, where the famous and breathtaking Duomo is located. Alongside it, tourists can admire the gorgeous Baptistery and Tower. This architectural triptych was declared an UESCO World Heritage site. The Dome, officially named Basilica of Santa Maria del Fiore, and cathedral are just huge, expressing the greatness of God towards man. Being 114.5 m high, 153 m long and 38 m wide, it had to be built in years since 1296 using the Gothic-Renaissance style. And if gazing at this gigantic monument in all its splendor and going to miracle working geysers was too much, you can always return to your cozy and luxurious holiday house and simply enjoy the view!
